Airbnb turnover cleaning: what guests notice first

In a rental town like Hot Springs, the turnover clean is your review score. Here is what guests check within the first five minutes.

If you own a short-term rental in Hot Springs, you already know the cleaning is not housekeeping — it is the product. A guest forgives a slow water heater. They do not forgive hair in the shower, and they write about it.

The first five minutes

Guests form their opinion almost immediately, and they check the same handful of things nearly every time:

  1. Smell. Before they see anything. A closed-up property in an Arkansas summer develops a smell within days. Air it out; do not just spray over it.
  2. The bathroom. Specifically the shower drain, the corners of the tub, and the toilet base. This is the number one source of bad reviews, by a wide margin.
  3. The bed. Not just made — freshly laundered, and visibly so. Crisp linens do more for a review than almost anything else you can control.
  4. Floors, in bare feet. Guests take their shoes off. They feel what a mop missed.
  5. The coffee area. The first thing most people touch in the morning. Crumbs and old grounds land badly.

The changeover checklist

Bedrooms

  • All linens stripped and laundered — every time, whether they look used or not
  • Mattress protectors checked underneath
  • Under the bed checked for belongings
  • Surfaces and lamps dusted
  • Closets emptied of anything left behind

Bathrooms

  • Shower, drain and tub corners scrubbed — hair is the top complaint
  • Toilet inside, outside and the base
  • Mirror with no streaks
  • Fresh towels, folded consistently
  • Amenities restocked, spare toilet paper visible

Kitchen

  • Refrigerator emptied and wiped — every changeover
  • Dishwasher emptied and dishes checked as actually clean
  • Coffee maker cleaned and restocked
  • Trash out, bin washed if needed
  • Every dish and glass put back in its place

Whole property

  • Floors vacuumed and mopped
  • All trash removed from the property
  • Remotes, light switches and door handles wiped
  • Windows and mirrors spot-checked
  • Property reset to the listing photos — this matters more than owners expect

Report what you find

A good turnover cleaner is also your eyes on the property. Damage, a leak, a burned-out bulb, supplies running low — you want to hear about it on changeover day, not from the next guest. We photograph and report anything we find before the next check-in.

Same-day turnovers

Checkout at 11, check-in at 4 is a real constraint, especially on a busy Hot Springs weekend. It is doable, but it has to be scheduled — a cleaner fitting you in between other jobs is how corners get cut.
